I'd tell any potential flatmate my wishes with regards to those anyway.
Especially around guests as I've heard horror stories from friends of getting flatmates where they effectively have their partner over 5 days & nights a week. Like I don't wanna rent to a couple so someone doing that will be getting removed swiftly.
