Not in Govanhill, but the East End. We paid £2k over the home report which worked out about 3%.

I do think it's your luck. We seen flats that went anywhere between 10% and 20% over which we simply couldn't afford.

Our mortgage advisor said we done the wrong thing, but we spoke to the seller, he told us what he wanted and that he'd already rejected offers lower. His price was ideal for us so we agreed and got our flat.

Just remember anything over the home report you need to pay that money outwith your deposit/mortgage payments.
