As a general comment, I'm beginning to wish the Scottish government would just kill the whole Home Report bullshit. It seemed like a good idea at the time and fair play to them for attempting to make it easier for folks. But it was utterly inevitable that greed and idiocy would eventually result in everything going over the home report value and at that point the buyer is more fucked than they ever were before. At least before you could almost certainly get a surveyor to value the place at whatever you'd bid so you could get a mortgage for the full value (minus your deposit). Now you need a cash deposit *and* the extra that's always required so it's even harder again. First time buyers are doubly screwed now which should be reason alone to get shot of the whole idea.
