Difficult to answer, as no one will have an idea of how bad it’s needing repaired or your budget.

If the kitchen and bathrooms are functional then I would focus on. If the roof is fucked or the wiring needs re done, then no point in spunking 10G on a lovely shitter or fancy kitchen.

Wiring. Is it to a modern standard and safe?

Is the fuse box safe and been replaced in the past 20 years? If it’s one of those types that show a visible wire and almost
Huge fuse then get it replaced quickly.

Plumbing - check for lead pipes, unlikely but you still get it.

Roof. Get it checked and serviced,,,,, loose tiles, any leaks fixed, pointing. Or if budget allows, replace.

Chimney stack. Check it’s safe.

Windows. If it’s not double glazing or if any of the glazing has failed then get it sorted.

If it’s an old property, check for any pest problems, rats, mice squirrels, wasp nests, bed bugs. Anything that looked like it’s been gnawed or droppings. Get any nooks n crannies plugged with steel mesh.

Heating. If it’s got central heating, get it serviced and raiders bleed and flushed. If the boiler is old then replace it.

Brick work - check for any bad cracks / crumbling bricks.

Carpets and flooring. Get them cleaned. People are clatty bastards
