In this case you need to be careful - if there was a big decrease in house prices within that time then you could end up in negative equity and be unable to sell your flat when the time comes to leave. Taking a high LTV mortgage over such a short period exposes you to a significant risk here.

(negative equity is when the value of your property is less than the remaining loan leveraged on it, so you can't discharge your remaining mortgage by selling)
