A recent study in Boston found that pedestrianisation increased commercial footfall by over 65% YOY. Think about all the great shopping areas and nightlife areas in the world. Fifth avenue, Champs elysee, Brick lane, the French quarter. What makes them desirable? Is it the abundance of parking or is it those spaces are designed for people?

Your assertions are not rational or data supported this is the very definition of feels over reals.
