I bought last year in the east end. From my experience the prices quoted on websites mean nothing, add on an average of 10% to get an estimate of the home report value (HRV). A couple of the agents really knew their stuff about the flats, local area and the current market but most just directed us to the home report. One guy opened the door and waited outside and never really spoke to me.

I'm lucky that I got my flat for the home report value. The owner had moved to Oz and had been trying to sell for about 6 months. I put the offer in thinking they'd reject it but at least it would give me an idea of what they want. Was surprised when they accepted.

I had another offer accepted for £5,000 over the HRV before this. That one fell through at the last minute because of a rift between the family members who inherited it.

I guess it really depends on who's selling. Most folk want as much money as possible which is understandable, though I spoke to 2 couples who said they didn't want to sell to a landlord. My guy obviously just wanted a quick sale at the right price, I'm happy and I'm sure he is as well.

The whole process was pretty straight forward tbh, though tbf I'd just came back from working overseas and had a lot of free time.

I'm sure the market has picked up a bit in the may year though will probably allow down again due to the cost of living crisis.
