I also second the idea of staying at home and smashing all your spare money into savings. You may be able to take much better advantage of the market in future (though thats a gamble).

Rent has absolutely skyrocketed just in the past month or two, and competition is high.

Bare in mind if you go into private letting, you also will need a deposit which I have seen climb to 2 months rent on top of our initial rent payment (so £1.5k needed just to move in on your budget)
