East Ren et al have always been much more expensive due to the schools, and this is what is attracting your friend. So that is the place.

They have one more choice to make.

If it were me, I'd go for price. An imperfect house can be improved over time. It is a royal PITA, uncomfortable, and stressful but it can be done. We've done it twice now.

Look for houses in disrepair or in need of modernisation. This may complicate the mortgage and they will need the funds to do the work (potentially doable via mortgage). A full 3-bed rewire will be around £5k or so. £800 to replaster a room (varies on the amount of work needed). Painting etc is DIY.

Use Zoopla (or similar) to check the sale/predicted prices of houses in the streets you are looking in. Compare those to what the survey says. They will be delayed by a few months but should help to give an idea.

Or they have to give up on the place.

It sucks.
