You can check sold prices and estimates on the likes of Zoopla.

Look at the HR value, read the survey report and see what work (if any) needs done. Decide how much it is worth *to you*. Offer that.

**Do not** listen to the estate agent, they work for the themselves and will do *anything* to maximise the price (or his whatever other targets they have).

When you make an offer, don't go to closing date. You offer is only good for 24 hours and is contingent on the place coming off the market. Sweeten it any way you can (cash buy, flexible moving date, mortgage in principal already agreed etc etc).
