I mean, it's a 2-bed in the West End, literally the most desirable type of property in the city since about 1890. 30% over HR for a west end 2 bed in decent nick and ready to move into isn't unusual.

The way you need to look at it is that for any vaguely desirable residence the HR value is a massive underestimate of actual value.
