I was lucky with the timing of mine, I managed to get nearly 10% UNDER the home report value.

Put my offer in the first week of lockdown in March 2020, felt my job was secure enough to just go for it, the only other buyer pulled out,took 6 months to get my keys, was an interesting experience.

Apparently I created a panic in the estate agent as I was the first one to buy after the lockdown announcement and they took it as a sign they where about to get a HUGE downturn. How wrong they where.
