As /u/SirPanic has said “lower your standards as necessary” is really important. Your budget is really low for the west end particularly, I would temper your expectations for a flat at that price.

You’re bang on about keeping on top of the listings sites; sack off daily digests and get everything sent to you as it’s posted. Setting up custom zones in RightMove is a great idea too, helps you keep tabs on locations if you don’t have an encyclopaedic knowledge of street names and postcodes.

I would make a point of keeping an eye out for local ads on gumtree and in newsagent windows. With legal reforms such as the DPS and the reforms for tenancy it’s less and less attractive to use a letting agent.
