Renting is a nightmare at the moment. But buying has also been a nightmare for a lot of people over the past couple of years. The market may have slowed a bit recently, but will still be very competitive in desirable areas like the west end (anywhere near the uni), and the southside (anywhere near a hipster bakery). You will more than likely need to offer over the home report value in these areas.

Anywhere else, the likelihood is you’ll need to pay around home report value - which is always higher than the ‘offers over’ price on rightmove etc.

You’ll need a solicitor to put in offers, and most popular properties will go into a closing date where blind offers are submitted.

But like I said, the market has slowed a bit. This sub loves a good ‘how much do I offer over?’ conversation so if you have a quick search you’ll get some idea of recent activity in the market.
