You need a survey.

It could be, say, £15k-20k split between all owners (depends deed - have your solicitor check), so no big deal for that kind of work. Especially if you go for slate which lasts 100-odd years.

Or it could be much more if rot and other damage has set in which necessitates restructuring or other remedial works.

Speak with your solicitor, it's why you pay them. Don't trust the estate agent, they don't work for you.
