Typically, the greatest mining related risk is in areas where the rock cover, i.e. thickness of rock above a worked seam, is less than 10 times the seam thicknesses. However, this is more of a ‘rule of thumb’ and doesn’t always apply as there may be various other factors that need to be considered and accounted for.

There’s a decent amount of free information available on the coal authority interactive viewer, but any interpretation of this data really needs to be done by a professional as it’s usually fairly technical.

I’m not sure exactly how the property buying process works, but I’d assume that if your offer is accepted then your solicitor would carry out the necessary checks which should include a mining report if the property is in a development high risk area.
