Note that most home reports just say the roof was checked from ground level, i.e. they weren't checked at all - so basically the home report tells you nothing about the state of the roof.

However, I'd say /u/snashbox360 example is bit extreme- most often when tenement roofs are redone it's just the tiles and flashing, which usually comes to something in the region of £5k-£8k per flat

Unexpected expensive repairs are, unfortunately, just part of the territory of owning part of a >100 year old building. Fortunately they tend not to happen too often.
