C'mon man. Social housing most definitely is subsidised. RSL's receive on average a £70k grant per house built.

I totally disagree that it is the concept of private rent that is distorting costs. Housing is pretty competitive market (outside of RSLs obviously) and rents rise and fall based on supply and demand. This is fairly obvious when you compare house prices in the west end and East Ren to comparable properties in the east end/south side.

The main issue is a lack of supply. You can see this on steroids in the south east of England. We are simply not building enough housing of all types which is pushing up prices.
