I don't think it's rough.

What I will say is there's a big difference in the area when the students are there (9 months of the year) and in the summer when they aren't.

While there's gentrification and some folk that live there are fine with it, I also think there's a contingent of local folk or folk that have lived there a long time that actively resist it and resent/are hostile towards people now living there that haven't always lived there. As someone that grew up in a small town it is a similar attitude imo and I haven't really come across it in other parts of the city. I feel like as well there are certain businesses that exclusively serve these kinds of local people and rebuff outsiders.
