As a general piece of advice, ask an estate agent if they make home reports publicly viewable. For example as a link on rightmove or through their own site.

You'd be amazed at how many people actually think "offers over £100k" means offer £100,001

The offers over price however is always 10% below the home report, and nobody expects to get below home report value.

Nobody with an IQ above room temperature is going to offer on a property before looking at a home report, and no amount of "charm" is going to offset a leaky roof, faulty electrics, or Hacking & Paterson as a factor.

Even if you do get one golden idiot, his solicitor is going to want to see the home report and if the solicitor is worth his fee, he WILL try to talk you out of buying a property.


Most agents try to get people to book viewings before they look at reports. They do this because they want you to see foot traffic to justify them doing their job. What really happens is your house gets trampled through by 90% more people than necessary since they wouldn't bother putting in a bid if they knew the full story.





More specifically:

Avoid Allen & Harris. Fucking useless, seriously.

Also stay miles away from any of the "online only" ones with the sole exception of purple bricks.

The reason is simple: Purple bricks puts home reports up publicly on the rightmove links for easy access. The other online only brands just ignore you if you ask for a home report before booking a viewing.
