Comment	How bad do you want it? What can you offer that isn't money (flexibility of moving date, no chain etc)? How much work are you willing to do? I'd never offer more than 10% over and even that is pushing it but I am a patient person and will simply hold out. I also like DIY, so an undervalued wreck suits me just fine.
