Look at what you can afford, decide on the amount you are willing to pay over the home report (or under), and go with that. You might win you might not but as long as you are happy with the amount. Some people bid ridiculous amounts over. Also a mortgage doesn't include the amount paid over the home report so you need that in cash as well.
