Doesn’t need to feel like a rescue mission. Be sound about. Can go like:

“Pffff. How pish are these stairs, mate? Aye. Genuinely. Nah, they do me and the missus in. How long have you been here? Ah alright. Me and (x) have stayed here for (x) - she works in (x) herself but im (x) so its not too bad for getting to the work. Are you working yourself? Ahh alright. I see.”

If he doesn’t take to you, leave him be. Just talk to him conversationally and see if he bites.

Edit: this is obv more about getting to know him for certain if you can and knowing more about his situation, also letting him feel he’s got a friend in you if he needs to reach out on his own accord. Unfortunately, he might be stubborn and set in his ways.
