The only suggestion is to go with a new build that has a fixed price. The only one that comes to mind is the development in sighthill. You can still get a 2 bed for £220k (bonkers for the size!)
It’s not the west end. But close enough to the subway - and meets all the other criteria. Apart from hosting 8 visitors maybe. Can imagine they are quite pokey
