Yes it's true. They're separate plans which have come about for the same reason: the landowners currently have all their eggs in the retail basket, and the future doesn't bode very well for that. At the same time there's huge demand for housing. So we've reached an inflection point where it simply makes economic sense to redevelop completely from the ground up.

The plan for St Enochs looks to be relatively residential focussed, with lots of space for street facing retail. The first phase involves renovation of several of the older buildings on the site facing Argyle Street, and demolition and replacement of the shopping centre segment facing onto St Enoch Square. The phasing moves eastwards after that.

Buchanan Galleries more a mix of office, retail, with less resi in the mix. They're a bit more ambitious about timelines, stating they expect it can be completed in roughly 10 years. The first phase involves demolishing the multi-storey car park and replacing it with new city blocks of office / resi mix.
