This might be the most simplified definition of gentrification I've ever seen.

No it doesn't.

But how many of those people within those areas actually own their home? I wouldn't imagine its the majority and the people that sell are the ones that can afford to, there will be plenty of flat owners in say, Govanhill for example, who actually can't afford to move or indeed don't want to so they can't cash in.

It's not as black and white as that. 'Gentrification' can have positive impacts on areas, but there are downsides for the people that live there which you haven't once acknowledged, only referencing the fact that those that might own a home will make more money from it as if that is the be all and end all here.
