Don't listen to a fucking word Estate Agents tell you, they're almost universally fuckwits and ultimately they want to sell properties for as much as they possibly can so that their commission is higher.

Offer what you think places are *worth.* Don't let any of these charlatans trick you into fleecing yourself. The market has slowed down fairly considerably since the interest rates have been hiked, but why would they tell you that? That doesn't make you feel pressured into putting a high offer on a property out of fear someone else is going to outbid you, does it?
