Comment | 1. Hire an architect (they will sub out to a structural engineer). They can also project manage, but you will pay for this
1. *IF* it can be done, get quotes from at least three building companies (you will want a larger one with insurance coming out the bumhole, and you will pay for it)
1. *IF* you can afford the best quote (which may not be the cheapest), submit plans
1. *IF* approved (and there may well be objections & amendments), let your neighbours know
1. Arrange with builder of choice.
If you are a landlord and you don't already know all this, you are probably biting off more than you can chew.
