just remember that the market here is like Edinburgh's in that when you're looking at the 'offers over' price you can add 10% to get the actual valuation, and then if you're looking at the west end (and anywhere else reasonably nice) add another 10% to get the actual amount you'll need to make an offer with a chance of winning.
