Depends on what you pay them for. If you (not the seller) pay for a detailed inspection, then they will do a detailed inspection. Give the surveyor some details on the property, age, etc and they can then advise if a level 2 or 3 will be better.

If you want a builder to come out, you will have to pay them for their time. All the good ones are busy, so they may well refuse, but you might find one willing to do it, and perhaps as a refund on any future work.

You can do a fair bit of leg work yourself. Plans are available via Public Access, so you can see what modifications (if any) have been done.

Look for cracking/damage/signs of repair. Take a moisture meter and do some basic checks (as first). Pay attention to doors to see if they are square. Use your bodyweight to check joists. Look for signs of poor care (mold, peeling paint, blocked air bricks etc).

At 60-70 years old a slate roof should still be fine, but a tile one will have been replaced at least once any may be on the way out.

Look at neighbouring properties for signs of subsidence etc. Try and speak to a few neighbours and find out if there are common issues.
