TitleWhen buying freshly brushed up top-floor tenements - is there a way to find out the state of the roof/loft for leaks?

In a way I almost prefer when flats have not been redecorated for a while because then at least you know what you're dealing with instead of risking the fact that the seller just covered a bunch of leak/damp stains. The other top floor flat in the close seems unoccupied.

I guess I could technically have a independent roof survey done as a condition on the offer but surely that would just make the seller unlikely to accept the offer because of the faff involved? Besides, should the survey find anything concerning, surely the seller would just pull out and relist hoping for someone not being difficult. Or am I wrong?
