Typical Knightswood rendered/painted house, cavity wall with insulation probably done years ago by Council, west-facing wall gets the brunt of the wind and rain, including driving rain in storms.

There is an annoying ridge of tiles sticking out halfway up around the house which may be trapping water and letting it in. It is bare block on the ground floor below this ridge, and render above it, and just above the tile ridge there is paint coming off, and up to about 1.5m above the ridge the paint is looking more weathered than the other walls, and there are patches of moss/tiny plants growing on bits of the tile ridge so there is obviously some moisture held somewhere.

We get a bit of water leaking into our porch (which is built into the house if that makes sense), which gets worse in heavy rain, and when it is wet and very windy we get literally buckets of water coming through the bay window ceiling, but that is maybe once a year.

Main roof and bay flat roof have been checked and any visible points of possible ingress fixed, but still got some water in the porch last night.

Does anyone recognise these kind of symptoms? We're running out of ideas.

Worth getting a surveyor to look at it, or go straight to a builder?
