Hello,

I am a first time buyer. Earning about £41,000 a year with guaranteed On-call money factored in. I just got a Mortgage certificate and I can borrow up to £170,000.

It was firstmortgage.co.uk I ended up going with and they referred me to a Solicitor in Glasgow called "McVey & Murricane".

They've given me the following quote but I haven't agreed to anything yet:

**MMiConveyancing Quotation**

Purchase price: £170,000.00
Mortgage: £1.00

**Government Costs**

Land and Buildings Transaction Tax (LBTT): £500
Registration Costs: £480.00
Online ID Check: £7.00
LR Advance Notice: £20.00
VAT: £160.40

**Legal Fees**

Purchase Legal Fee: £795.00

**Total Costs**

Total Costs: £1,962.40

If you are a First Time Buyer, Total Costs are £1,462.40




So as I'm a first time buyer I believe my solicitor fees will be £1,462.40.

I've did some searching and it seems like this Solicitor has really great reviews. 4.8 out of 5 (based on 1,315 reviews on google)

It's also who my Mortgage Broker referred me to. So I'm wondering if my quotation seems in line with standard Solicitor fees or if I should maybe start looking for alternatives? I've spoken to a few friends to get some advice and it seems like maybe £1,462.40 is on the steeper side.
