I'm sorry because I know this has been covered before, but the rental market for pet owners is brutal right now. We went to see a new build student flat with filthy carpets and the ad didn't say no pets. The agent said they had 45 inquiries and even though we were the first applicants and working professionals rather than students, the landlord refused us because of our dog. So, I've been looking on Openrent to try and talk to landlords directly. One wrote back and said she'd be happy to show me the flat if I'd agree to pay an extra £1000/year over the asking price (and the asking price was already ridiculously overpriced, even for the area it was in, so the addition was way out of our budget).

I'm starting to think this is impossible because the market is so bananas right now. In the past I have offered £25 or £50 above asking price (when the asking price was reasonable), but now those offers are just getting ignored. Our dog is small, doesn't go on beds or furniture, and sleeps in a closed crate at night (tough life). We have references from two prior landlords and are very responsible pet owners.

Should we just stop telling agents/landlords that we have a pet and wait until we get to the lease-signing phase and see if pets are prohibited? And if we sign a pets prohibited lease and bring a pet in, what would happen? I hate the idea of doing this, but the situation seems impossible, and the landlady trying to price-gouge us for an extra £1000 because she knew we were desperate left a really bad taste in my mouth. We're feeling like we might just have to buy to deal with this situation, but don't have anywhere to live in the meantime.
