Just a forewarning. Have not done sufficient checks on all appliances as per PRT and are arguing that it's the tenants responsibility. This is entirely a breach of contract. They're defending the landlord to the end of the earth.
There is rot and damp, which "they did not see and the cleaners did not catch so they are satisfied". The damp is bad enough under the vinyl that there is swarms of moisture bugs.
They are saying 2006 legislation (repairing standard, does not mention appliances) supersedes the 2016 PRT which mentions appliances.
Having to speak to a solicitor and report shit to property ombudsmen just to have a working £900/m flat to move into. Love landlords.
