TitleShould I be cautious with this landlord I met on gumtree?

Soon I will be homeless and need to find somewhere cheap as I'm on a tight budget. I found an ad on gumtree, the flats not great but I will take anything at this point. It states in the advert that he will accept housing benefit and that he would prefer that the tenant paid a months rent upfront which is fine. No deposit required. I messaged him to tell hi. The dates I could move in etc which is about 3 weeks from now. He immediately replied back asking if I could pay something now to secure the property and then would send paperwork. Is it sketchy? He hasn't mentioned how much it would cost to secure the property. Also the owner of properly is someone by the name of ajay ahuja. I done some research on him and seems he has been involved in a few court cases but seems to be more with bought properly rather than let. Anybody had any experiences with this guys properties? I've seen there's been ads in the past in Glasgow and other areas close by glasgow
