  • That’s great to hear thank you! by Uberpup (Tue 28th Jun 2022 2:23pm)
  • No apartment in London to swap! Just a tiny tiny tiny room. Did I say tiny enough times? 😭 by Uberpup (Tue 28th Jun 2022 2:22pm)
  • I don’t drive (yet!) so that will be ok. How does it work with the orange walks? Do they shut down roads/parts of the area etc? by Uberpup (Tue 28th Jun 2022 3:50pm)
  • Ahh ok sounds fair enough, good to know though. Thanks! by Uberpup (Tue 28th Jun 2022 3:47pm)
  • Oh that’s good to know. I’ll be walking or using public transport so it should suit my needs! by Uberpup (Wed 29th Jun 2022 6:27am)

  • It depends on the size of the office but I should imagine so. They have a website so you could check there as well? by Uberpup (Fri 5th Aug 2022 12:06am)
  • I’m currently trying this option out having moved here two weeks ago.🤘🏽🤓 by Uberpup (Sat 6th Aug 2022 5:58am)
  • Was looking for something like this, right up my street so to speak!!!! Thanks! by Uberpup (Mon 8th Aug 2022 7:50am)
  • I lived in Dennistoun near the Hag Hill end and thought it has a nice vibe about it. I love Studio Pylon and the owner, really nice chatty lady. Never experienced any racism here (being of Indian descent.) by Uberpup (Tue 9th May 2023 2:37pm)
  • Just trying to be diplomatic and give every one the benefit of the doubt given times are tough. But yes agree 💯with you! by Uberpup (Wed 19th Jul 2023 9:56am)
  • Ahh ok so the missives are those weird letters for the buying process right? Just so I understand! I think if the problem doesn’t effect flat owners directly then hence the lack of motivation to contribute? Bit of pain in that sense. So far five or six home owners say (in the group Whatsapp) they are in favour but only 3 votes are showing in favour on the H&P app for proposed works😅 by Uberpup (Wed 19th Jul 2023 10:01am)
  • 🫣😱😭 yes i’m fucked by Uberpup (Wed 19th Jul 2023 10:41am)
  • Oh no! Well you are free of them now!! Rejoice! by Uberpup (Wed 19th Jul 2023 10:46am)
  • Ok interesting - can I ask what a liability notice against title deeds is for non payers? Thankyou really helpful advice. by Uberpup (Wed 19th Jul 2023 10:45am)
  • I think we have several crap home owners in this situation! by Uberpup (Wed 19th Jul 2023 10:59am)
  • Wise by Uberpup (Wed 19th Jul 2023 11:16am)
  • Ok interesting to know this information. Will go back to H&P by Uberpup (Wed 19th Jul 2023 11:16am)
  • So three roofing companies viewed damage. One quoted for replacing entire gutters and a lead thing (?) The other two quoted for cleaning out existing gutters. I need to double check what type of work they are proposing because H&P used vague language describing work on their app. by Uberpup (Wed 19th Jul 2023 11:21am)
  • What an absolute nightmare. by Uberpup (Wed 19th Jul 2023 11:30am)
  • Very very helpful information, thank you. Currently forming a plan of (polite) attack…. by Uberpup (Wed 19th Jul 2023 11:36am)
  • Thank you for the link, will investigate👍🏽 by Uberpup (Wed 19th Jul 2023 11:45am)
  • So basically keep a realistic expectation for any repairs potentially solving the problem any way - because freaky rain is freaky rain! by Uberpup (Wed 19th Jul 2023 12:24pm)
  • Amazing! Thank you this is so helpful👍🏽 by Uberpup (Wed 19th Jul 2023 12:22pm)
  • Great thanks for explaining that. Had no clue about this. by Uberpup (Wed 19th Jul 2023 12:27pm)
  • Ok got it, thank you by Uberpup (Wed 19th Jul 2023 12:25pm)
  • Ok so, this was another question: What is the difference between self factoring and having a factor run by another management company? Presumably self factoring is between owners who are ok with having to be involved with paying for common repairs? by Uberpup (Wed 19th Jul 2023 12:33pm)
  • Yes that is also an issue with the building! by Uberpup (Wed 19th Jul 2023 12:36pm)
  • Ok so that in itself would take time to organise. But good to know. I think half of the block would be happy to change factors but not be self factored. by Uberpup (Wed 19th Jul 2023 12:49pm)
  • Yes exactly, so in that sense owners’ reluctance to cough up payment is understandable maybe. by Uberpup (Wed 19th Jul 2023 12:54pm)
  • Jesus that’s awful by Uberpup (Wed 19th Jul 2023 2:14pm)
  • Ok yes another potential strategy thank you! by Uberpup (Wed 19th Jul 2023 5:12pm)
  • That is rubbish. Who invented Factors?! Why?? by Uberpup (Wed 19th Jul 2023 5:17pm)
  • Wow just awful this is such a stupid system by Uberpup (Wed 19th Jul 2023 5:25pm)
  • That is shite. by Uberpup (Wed 19th Jul 2023 5:54pm)
  • Wow, just wow. by Uberpup (Wed 19th Jul 2023 7:07pm)
  • This is soooooo wrong! Why is factors a thing? by Uberpup (Wed 19th Jul 2023 7:13pm)
  • They don’t even ‘object’ which would require an action of sort. I think any sort of works even if essential is generally met with indifference. That is my understanding of it so far being in the tenement🤷🏽‍♀️ by Uberpup (Wed 19th Jul 2023 7:11pm)
  • This is what I thought they would do to be honest. Then it’s their job to collect payment. But obviously as discussed elsewhere that seems like they don’t want to do that for lots of reasons! by Uberpup (Wed 19th Jul 2023 7:26pm)
  • What?! So just to be clear you took the other owners to the ombudsman / court? Can you elaborate further on your own particular situation? I could try enforce an action (as a last resort I guess?) but see I live in the actual property with a bunch of people who are clearly not interested and the other with landlords who don’t live in the actual flats any way so why would they be bothered to do anything? by Uberpup (Wed 19th Jul 2023 7:50pm)
  • Yes it’s a communal insurance policy, H&P bill us every quarter for insurance costs plus other bits. The repair is £100 per share, not something terrifying like £30k. I will definitely have chat with factors to ask why this was not auto-billed to owners. by Uberpup (Wed 19th Jul 2023 8:24pm)
  • How do you find out if the tenement building is in a conservation area? Is it in the title deeds or some other documentation? I’m pretty sure we aren’t in an area classified as that though! by Uberpup (Wed 19th Jul 2023 8:47pm)
  • Amazing thank you for the information!! by Uberpup (Wed 19th Jul 2023 8:54pm)
  • This is true. by Uberpup (Wed 19th Jul 2023 8:53pm)
  • Amazing thank you for the information!! by Uberpup (Wed 19th Jul 2023 8:52pm)
  • Yes so it really only works if people actively want to maintain the property and pay their share. If not then that collective system breaks down. Got it. by Uberpup (Wed 19th Jul 2023 10:00pm)
  • It’s a real quagmire - that’s terrible about the bathroom ceiling. by Uberpup (Thu 20th Jul 2023 7:21pm)
  • I didn’t realise they get discounts, which is a good point. But it doesn’t feel like any of the bulk discounts in services are passed on to the customer (us). Group policy makes sense as well. by Uberpup (Sat 11th Nov 2023 5:53pm)
  • Ok will research on self factoring. It is better to have a group policy really! by Uberpup (Sat 11th Nov 2023 5:54pm)
  • Ok so that info is good to know. Presumably the same has to happen for self factoring then? by Uberpup (Sat 11th Nov 2023 7:17pm)
  • Ok thank you. by Uberpup (Sat 11th Nov 2023 7:39pm)
