Hmm I’ve been googling it and it didn’t seem that straight forward unfortunately! Especially newer versions - needs some soldering done or something? When I was buying back in 2018 I had this same problem, the market was just as crazy with all the properties going to closing dates with the winning bid being X thousands over HR value. Crazy. Amazing if you’re selling, terrible if you’re trying to buy. I put in 3 or 4 offers on properties and lost them all, as well as a bunch of cancelled viewings before I even got to see the place. In the end I got lucky I suppose, the place I got didn’t go to a closing date and I ended up paying only marginally over HR (which was milked out of me in heinseight, I could have stuck to my guns and still got the place since there was no other bid but I was a first time buyer and I’m young/ was inexperienced). It definitely helps if you can get straight in there with the owner and stress that you’re happy to - able to move quickly. A lot of the time that isn’t possible though when it’s agent viewings and no contact with owners. You’ll get something eventually, it’s just a case of perseverance sadly! And be prepared to “lose out” on a bunch more places likely until you finally get one. In terms of area I saw you wanted south side - I live south side in the Hillington area and have a 3 double bedroom lower flat with back and front door which I got for 86500 (HR was 85000). The location isn’t perfect since it isn’t pretty (mix of council owned properties who don’t seem to care about their land/surroundings and privately owned who keep things lovely) but there’s no bother here and for the money spent, wouldn’t have got much better than this as a first home / first time buyer. Have a look at the Penilee / Hillington area if this sounds potentially suitable by loz191 (Fri 30th Jul 2021 4:10pm)

Aware of the befriending services and might look at that at some point although would prefer to facilitate the growth of an organic friendship rather than sign her up for a service if that makes sense!
