  • Depends on how good/bad the close is in before you buy. I bought a flat four years ago unfactored, wee bit unloved but okay, and we set about getting a factor assigned. It took a few months, but it wasn't a gigantic headache, and buying unfactored got us the flat. Saying that, I wouldn't roll the dice on buying unfactored if the close is a kip, because you'd find it tougher getting one to agree later.
