  • Queen’s Cross Factoring paying at the moment per quarter approximate £94. This ex vat prices inclusive management service fee £34.45, stair cleaning £15.60, building insurance £29.79, Plus £s to add: ad-hoc repairs of are common from vandalism, repairs that are substandard, various bills associated to maintenance even though the housing association has a fix fee maintenance contract, building with penetrating damp. Equate to £150-60 a quarter. All in all QCF, I see are not the cheapest or the most expensive and overall they provide a terrible service. This year’s demand increase the management fee is 7.25%.   • I’m glad your experience be better than my own. What be the age of your building, if it’s ok to ask? Did you note the recent warning regarding a rise in admin charge, they believe 7.25% be reasonable? That 7.25% was repeated throughout our daily living -obvious no bank ever pay that in interest rates- from electric, gas, retail, the cost of living would soar.   • From what I recall Paisley from the train station towards Glasgow is all pretty decent. Sure out in the schemes it’s very variable. The city centre hasn’t seen any major works I visited previous year and the promised sandstone cladding, etc, promised ten years ago hasn’t materialised and no one wants the traditional buildings they are just too expensive to maintain.   • You must work for QCF, with that comment about the rise in admin charge? Check the percentage rise and cost that out if ever biz you interact with raised their prices by 7.25%. Excessive rise and at what point decide that the admin charges be satisfactory. Also multiply that rise by all their customers it’s a huge amount of money. Obviously not a nurse or anyone that be affected by Covid and it’s negative affect on the economy? Have you a “Service Agreement”? Must read that first before have any right to complain.   • I had a neighbour feed pigeons, they the pigeons decided to roost and invite their friends who would land on the walkway wall, railing, etc, bird droppings all over the place.   • I have contacted Glasgow City Council, Environmental Health, could name the guy I’m that familiar with his name in my email folder. They ain’t doing anything visible and know the history of the blocks. Covid been a barrier. The problem is common area, building needs clad, also missing insulation in key parts. Biggest problem is that owners and secure tenants are divided by legislation. I’ve got an option to visit a tribunal, a court, and a secure tenant only a right Scottish Public Service Ombudsman and they are waste of time, hold no skills or qualifications on the matter. Pointless just resolving my specific problem when it’s block wide. I did have a RICS, Defects Report, identify damp and now the plaster is off the wall it is clear to view it’s from the outside, structural. I too get stuffy nose, goodness what additional health problems await. Does certainly blunt educational study having waste hours in a day writing and replying none sense emails. Glasgow City Council, Housing Regeneration Services, could sort this out in few minutes using the Housing Act, and Below Tolerable Standards, fill out a document or two, send Scottish Ministers, gain signature, force every owner comply with upgrade works. Plenty of historical evidence of damp going back 1980. Does the specific employee care? Not one jot far I ascertain. Cannot believe we are living 2021, and it’s as GCC, time stood still and it’s 1950, or earlier and the slums of Glasgow, remain? The problem has made me more sociable. Spoken to almost all my neighbours and the neighbour that adjoins my property he’s got paint and wallpaper peeling from the wall. That is after the HA (secure tenant) senior manager did personally visit. He had complain then MSP.   • Ceilings are not always common areas, some are if your flat had a concrete painted slab then possible to be common. Same if you have a sub ceiling, the ceiling above the sub ceiling could be common area? Already wrote find the cause and then assign responsibility.   • Given the recent admission from Glasgow City Council (GCC), employee, perhaps one of the Elected Representatives could ask? The Scottish Housing Regulator (SHR), is reliant on self reporting. I over this year and previous year repeated contacted them. They have no in-house staff to regulate bricks & mortar. SHR passed the buck to GCC, building standards & planning. GCC, responded with a letter “too good to be true” in my favour. When I replied with a copy of the favourable text and carbon-copied the email & Bcc to a solicitor the specific employee retracted his view. Make of that what you will. Then guided to Housing & Regeneration Services where I hit a brick wall. Recent I discussed with an architect friend who made some suggestions and through GCC, official planning portal made an enquiry and out of the blue a reply that admitted to cold bridging. And a formal response that the works I proposed require building warrant. A second on a different spin the reply passed the buck back to GCC, Housing & Regeneration Services.   • Yeah, third, very good place found this cobbler better on price and in the materials on offer. I had at least 6 pairs shoes worked on previous year. Fact I now take new shoes there to get an extra sole added to prolong their life from the start. They also offer a one piece metal/rubber heel.
