  • I live in Glasgow and got new bike through work last year. A decent saddle bag with 2 or 3 spare inner tubes, Allan key etc is a must. Would recommend you avoid roads where possible and cycle on many of the canal paths, old railway lines and off road cycle ways that Glasgow has. Also always wear a bike helmet 😀.   • Thanks for all comments so far. The bit I don’t fully understand is the home report as it’s this figure that the mortgage is based on. By way of example, a 90% LTV on £400k HR gets £360k mortgage. If house goes for 25% OVER the HR that’s a price of £500k meaning buyer has to fund £140k themselves! Would be less of a gap if surveyors (HR) valued the house more accurately at say £450k in the first place! And don’t get me started on the offers over price. This is ALWAYS well below the HR, and is simply click bate to pull in viewers! The whole system needs a complete overhaul.   • Absolutely spot on… and this undervaluation means peeps start with a very low mortgage (% LTV against undervalued home report) leading to over reliance on equity (be it from sale of their own house - if they have one, savings or the good old bank of mum & dad).   • Daughter and bf offered 15% over HR in Jordanhill and were 4th out of 5 then 22% over HR in Bearsden and were 3rd out of 15. Slowly getting the lie of the land and expect to get somewhere in west end or Bearsden in the next few weeks by Dalhoos (Mon 27th Jun 2022 10:45pm)

  • It’s worse / even more confusing than that. The estate agents complete a home report that includes valuation for mortgage purposes. They then advertise offers over at typically c10% lower than this figure which is simply clickbate to attract viewers. In our experience (Bearsden / Glasgow West End) houses are often selling at 20-25% over this valuation for mortgage purposes. The maths for equity are frightening!   • Lost Chord on Park Road was my favourite shop. I’d visit every Saturday lunchtime (after school football) to go through any ‘new’ second hand albums that had been flogged by students for cash that week. Back in the day (70s & early 80s in my case) there were bargains to be had. Many Stones, Bowie, Jam, Clash and the like classic albums for relative pennies. For new albums I’d go to Sounds on Byres Road. The guys that worked there were really into their music and knew everything about all music. The NME was a must every week to keep up with things!
