  • Also came to recommend them. I've used them twice and they were brilliant both times. And a lot cheaper than anyone else I got a quote from.   • We needed a program of major work carried out a couple of years back, but all of it was 100% necessary to prevent the building from basically falling down. The total cost was projected to be in the region of £20k per flat, which was pretty devastating. The surveyors that our factors employed had supervised works like this dozens of times, and we easily obtained a grant from the council to cover 50%. In the end they didn’t need to use the built in contingency and we paid a total of around 7.5k per flat. But be aware - the council require all the owners to pay their full projected share up front before they will release the grant money. Because one owner in our building was refusing to even communicate we had to stump up nearly 11k initially and wait for a refund down the line. The factors ended up taking the last owner to court to get them to pay up. So the good news is whatever happens you won’t need to pay out the full amount. Even better, the factors can’t force this on you. More than 50% of the owners will need to agree to the works before anything can happen. And it will need to be tendered properly. Whoever this survey company they have employed is, it sounds more like they’ve come up with a list of every conceivable thing that needs fixed/could be upgraded and then put an estimated cost against it, rather than actually coming up with an approved list of works and getting proper estimates done. You’re right, however, that you probably won’t be able to sell until this is settled one way or another. I think 3 sales in our building fell through once the required works came to light. Trying to sell without declaring that this had come up would come back to bite you. On the bright side they all sold quickly afterwards. My advice is don’t panic. Go through the document. See what work is actually necessary. Talk to your neighbours to gauge their thoughts on it.   • I guess that depends whether or not there are issues that really do need to be addressed. Say there is a major issue with the roof, and all the owners decide not to do anything. You start the process of selling and it comes out that this issue is known about... its not going to end well for you. Buyers pulling out, reduced offers etc. In our case the building had major defects, including the whole roof structure. The worst part was that ours was only built in 2000 (ironically in the space of a tenement that had fallen down due to disrepair). It was all caused defective construction and there was nothing we could do other than pay to fix it. Had all the owners refused the work, our properties would be basically worthless by now as even a cursory inspection would have revealed that the fabric of the building was deteriorating. I know its a terrible prospect to have to spend so much money, but if the work really needs done then it needs done. Not doing it could leave your property unsaleable or worth significantly less than it would otherwise be. What exactly prompted this other owner to request that this inspection be carried out in the first place? Are there visible signs of issues? by bobbingblondie (Tue 25th Aug 2020 10:23am)
  • A crack in a tenement building isn't exactly unusual, but I can see why someone would want it investigated if it's been worrying them. You could ask the factor to commission another survey from a different company, with the focus on the issues that the original surveyor said were "essential" to try and determine whether or not they really are.   • We had some cornice reproduced by WM Boyle, and fitted by Corinthian Cornice as recommended by them. Would highly recommend both. I wasn’t sure if it would be worth the money, but it made a huge difference to the room. WM Boyle also have a lot of standard designs, that are cheaper than having something made to order.   • I'd recommend Diamonds International in the Argyle Arcade. My husband got my engagement ring there and we had them make our wedding rings.   • My NHS dentist of 35 years went private last year, the reason being that their level of service was being impacted too severely by cutbacks in NHS funding for dentistry. I opted to stay with them and pay up monthly with Denplan (£16 a month), as I've always been happy with their service and NHS dentists are hard to find around here. They're keeping the kids on as NHS patients, at least. I can't say I'm happy about needing to pay for it, but I'm getting longer appointments (30 minutes instead of 10) and check ups and hygienist appointments are included. by bobbingblondie (Wed 29th Mar 2023 3:33pm)
  • A bit out of town but [Wedding Wise](https://www.wedding-wise.co.uk/) in Barrhead is where I got my dress a few years back. I had such a lovely time there. I did not like the place at Charing Cross - it wasn’t open when I was looking but we had a rubbish experience when my friend was looking. We got bridesmaid dresses at David’s Bridal at Braehead, and that was great.   • If the same contract will remain in place rent increases are capped at 3%. However, if the old tenancy agreement is being ended and you’re starting a new contract with the other person, I think the LL can ask whatever they want. You can accept it or walk away.   • I think that to "swap" a tenant requires the LL's agreement, so if they insist on a new contract instead you might just be out of luck. Is the new price they are asking in line with the current range for the area?
