  • Hi, sorry to hear about this. We also had very shitty agents literally from the same part of town (1st lets) and are in the process of suing them (never protected the deposit and lied through their teeth + unsafe flat etc). I’ve spent hours liaising with legal advice and you sound very smart but one tip: letting agents, apart from a minority few, are vile but also incompetent. If they try to take your deposit, eg for cleaning, they MUST provide proof of the cleanliness when you moved in. If they cannot, the deposit is yours. Our agents had a paper inventory of the flat, purposely leaving out broken and damaged parts of the rooms, but paper copy essentially doesn’t mean anything when we had digital pictures showing the damage was already there. Even if you don’t have pics of when you moved in, if the agents don’t either, the deposit goes to you. If you drag out the arbitration with deposit scheme, it’s highly likely they will drop it since they usually tend to be lazy. Even if they try to take let’s say 50 quid for damages, if you dispute, only 50 stay under the deposit scheme whilst you mediate with the rest of the money immediately sent back to you. And never ever trust your agents, considering they’re almost deadly close to yours in terms of the address I’d say they’re similar. Ours would lie and implicate themselves through their emails, giving us a good case in court. ALWAYS EMAIL THEM, you need proof in writing. Considering this area is full of immigrant families I figure they are negligent for a reason, and try to fuck innocent people over. We recently moved here and when I checked the council website the closest one teeny tiny purple bin is near Clyde street for the whole city centre.   • There was a post about G41-42 postcodes earlier this week. Since I moved from there recently (key word: moved), I called the number to double check if it’s okay for me to go since the Reddit post kept saying people from other postcodes are getting vaccinated. They said yes and I got my vaccine. The next day my partner called - the person on the phone said there were so many people from different postcodes that they started turning people down. They ran out of vaccines for affected postcodes (this was Friday). Can someone confirm this is legit? We don’t want to take the vaccine away from affected areas.   • Yup, OP doesn’t even work for the place. On Friday they were turning people down because they ran out of vaccines (another Reddit post). Hoping you’ll get yours soon - maybe just walk up to central mosque? If you bring proof of address they can write your name down. Since you’re priority surely that’s better.   • Good luck with that. Our ex landlord, which is an agency, didn’t lodge deposits (we’re taking them to court), isn’t accredited by ombudsman (which is legally required), and we have evidence from other tenants that they were doing the same shit to them too. I reported it to the council six months ago - fair enough they might be busy as the person on the phone seemed quite concerned and agreed they shouldn’t even be allowed to let properties. Your online page showing your second dose should update within a couple of hours after your appointment (that’s what the staff told me), but don’t worry if it doesn’t show up until next morning because that’s what happened to me.   • Agree - just the other day was going back home from a run and a couple walked by by st Enoch. The girl was rummaging in her purse and dropped two subway tickets. Looked at them and just walked off, wasn’t even in the hurry. Lazy cunts like this is what makes Glasgow, although I agree council could also do more.   • Have experience in this. Professional cleaning is a non legal clause, regardless if it’s in your contract. It doesn’t mean anything. Of course, don’t leave it all dirty, but flat cleaned by you is sufficient. If they say it’s not, dispute it with the deposit company - the landlord will have to provide photographic proof of the cleanliness near the date of you moving in. If they don’t - they do not win the dispute. You do not need to provide evidence in this instance. In an instance landlord does provide pictures, check the date of picture taken through metadata websites, as this sounds like the all too common occurrence of landlords doing whatever it takes to lie and STEAL your deposit. Citizens advice/Shelter are best sources whenever you have these questions - personally I would not ask the subreddit as I can already see misleading answers. by briza1221 (Wed 16th Aug 2023 5:42pm)

  • You can use any term under the sun, under both English and Scots law professional cleaning is not a legal term, and cannot be legally enforced. Someone not using professional cleaners and leaving the flat in the same condition as found will not allow the landlord to take the deposit if it’s disputed.   • Is there no pets clause in your tenancy agreement? If no, the landlord cannot evict you unless they can prove the pet causes a breach (excessive damage, etc) which is unlikely. Does your landlord do their annual checks? As this is something they might do which may give them an indication you have a pet which could cause problems, especially with a no pet clause in the agreement. If you really are worried, I’d suggest asking your landlord if they would allow a pet in your property as you technically need their consent. You could say that you would not have a young pet and they would be neutered (I assume?) and not mark the flat to ease their doubts.   • Sorry from your post didn’t realise they already said no. They cannot legally give a blanket ban but if upon asking for consent (which you did I guess) they say no, as a tenant you technically need to adhere to those terms, but the law is a bit grey on that as they also cannot really enforce it because the agreement doesn’t include this. https://commonslibrary.parliament.uk/can-my-landlord-prevent-me-from-keeping-a-pet/ You could also offer to get insurance on pet damages - if that is their worry and you would be covering that that would alleviate the issue. Do try to get a clear consent and don’t get any insurance if they don’t give consent - knowing most landlords they might just be looking for any excuse not to allow pets in the property, which is understandable but there are many worse ways to damage the property it’s just that a lot of them want to minimise damage. Hopefully the link helps with seeking consent - you can quote the legislation.   • Professional cleaning standard, even if written in your contract, is a non-legal clause. Many letting agencies/landlords actually own these end of tenancy cleaning companies and charge massive markups, that being said your own cleaning should be enough. Dispute with deposit protection immediately, it’s very unlikely they will side with agency and there’s almost no chance they would increase this charge so you have nothing to lose. Dispute that (apart from wallpaper) you left it in the same condition as when you arrived and landlord would need to provide proof.
