Interests:

  • Having dealt with numerous factors over my life, the price they get work done for is terrifying. I genuinely believe its all back handers to mates who own these businesses as I could source the work for a fraction of the price usually. The only problem is it is a simply a majority voting system. I would recommend when you get the letters through for work, is to speak to the neighbours involved and see if you can compromise together.   • Interesting take as I am seriously considering buying a BTL property in Glasgow and always wondered about these flats due to the lower price but proximity to the city. I know they had a high Eastern European holding a year or 2 back with pimps and escorts etc giving the place a bad name. Didn't know about the drug issues.   • Easiest way to work it out is the lender will only lend you up to X% of the purchase price Or value, which ever is LOWER . So this means if you buy a flat at 130k, but it values at 120k and say you are getting a 85% mortgage then the lender will mortgage you for 85% of the 120k = 102k. Anything above that amount you must pay yourself from savings, gift from family etc. So 130k take away the 102k. Make sure you leave money for the solicitors costs and any extras (moving firm etc) Good luck with your purchase as market is a tough one to be a buyer in right now. by MaroonJam (Tue 1st Jun 2021 10:22am)
  • Yip it is a wild market out there. I stay in Ayrshire and things are flying off the shelf within days. Ex local authority houses selling for 10-20% over home reports. You only overpaid if you need to sell it and want equity. As if you sell it when the market is low, you are also buying when it is low so it more impacts FTB or people who need equity as deposit. My advice to anyone buying right now is if you plan to stay in it for years then there is no issue. The problem is if you go to sell and end up in negative equity (I saw that alot as a mortgage advisor back late 2000s). Congratulations on the new place.   • Then you could let it out (dirty words on this forum) if you don't have the equity you need and could be a retirement investment . I ended up buying back in 06 when market was high for 85k and could only sell for 75k 4 years later.   • Yes you can increase the term to lower payments, just means you pay back more in the long run. This is what I do to keep payments low for budgeting purposes. What you can also do is change it to a buy to let mortgage and only pay the interest. This makes your contractual payments much lower but your balance doesnt go down. Then when you have a tenant in the property you can over pay each month to chip away at the balance (usually capped about 10% of the balance per year) by MaroonJam (Wed 14th Jul 2021 4:59pm)

  • You're only going to be restricted if you have "covenants" attached to the deeds. But these are hard to enforce. My last house said only one pet and no fences!!!   • I did exactly this last year. Joint house, three kids. I left the house and stayed with parents. I pay all bills but I solely did it because of respect to my wife and kids. I didn't want them out in a shitty house. I was told my solicitor that you can still live in the house and start divorce procedures if that's what you want. You can even get back together for as long as 6 months without breaking the 2 year separation period. I looked into housing (not Glasgow but Ayrshire) and I was basically so far down the list I would be waiting years unless I lied about the situation. I ended up moving back in my house as I missed the kids. Awkward as fuck but you try make things work. Moving out does not lose you any entitlement to equity in the house.   • There are different types of surveys available. Mortgage, home buyers and structural. A home report is a mortgage and a home buyers but not as in depth as a home buyers from what I've seen. Structural is what is says and only a surveyor with the right qualifications can do this one. If you have any concerns you can get your own reports done on a house before you buy.
