  • Yep it’s an absolute disaster, even average properties and doer uppers going for well over value and snapped up by developers.   • East coaster here, had to walk from Dundee back to Perth once (23 miles ish). They used to run a club bus from Perth to Dundee (fat sams) and back at 3am, got chucked off on outskirts of Dundee by police for trying to stop two randoms fighting, along with said randoms.   • I’m biased as have just bought a place in shawlands, but shawlands, pollokshields or Queen’s Park area. Nice and leafy, got Queen’s Park for the dog and not too far from pollok country park either. Lots of good restaurants/cafes and bakeries etc. Would get a really nice flat or small house for that budget too.   • Avoid the really small suppliers, all go bust as there’s tiny margins in supply - and then you end up with one of the big companies anyway as they compete to take the customers from the insolvent supplier. Octopus are a decent bet too. by bellis92 (Thu 25th Nov 2021 5:44pm)

  • I paid 205 for my one bed in Shawlands, although it’s bigger than most of the 2 beds on the market in terms of floor space, it’s absolutely a sellers market right now but hopefully levels off at some point.   • I wonder too, the average price on that street is 207 and there’s alot of 1 beds (fairly large 1 beds I’d add in terms of floor space).   • Just from personal experience, I’m sure scotrail will say 90% of trains are on time however I’ve taken dozens of trains and have never once experienced it.   • Appreciate the reply and insight, no disrespect to yourself or any of the staff - always had pleasant experiences from that perspective. I understand the knock on impact of delays but what I can’t fathom is the pricing and why other nations can run much slicker services, with more modern trains, connectivity and infrastructure for a fraction of the cost. Even simple things like overcrowding and lack of carriages on main lines (surely the technology exists to monitor capacity / seating / block the purchase option for tickets once X have been sold from station X to Y) by bellis92 (Tue 21st Dec 2021 10:44pm)

  • I vote shawlands too, recently moved and love it - right next to Queen’s Park, lots of restaurants and food places, feels very safe at night and quiet too if you’re a few streets away from Kilmarnock road. Only downside is bits are getting a bit pricey - but surrounding areas like battlefield, mount Florida too have good value. by bellis92 (Tue 15th Mar 2022 10:26am)

  • Pros: size, my 1 bed flat has more floor space than my mates 3 bed new builds, high ceilings, nice features, usually pretty sturdy/well built v a lot of newer houses/flats. Location - usually near everything you need in terms of amenities Cons: some noise, usually floorboards, cost a lot in heating, expect some factor fees/repairs due to age of property by bellis92 (Sat 28th Jan 2023 9:49pm)
  • Problem is a high percentage of new builds build quality is absolutely shocking hence why there’s a whole industry for “snaggers” - I can deal with paying a bit more in heating for a flat that isn’t going to fall down - it’s been there 120 years, I’ve had no issues compared to my friends who’ve bought new builds on estates and had structural problems, leaks, gardens sinking etc. Plus they’re absolutely nowhere near anything and their lives revolve around cars - whereas I can walk to shop/gym/park/restaurants/station within 2 minutes which is a major benefit, but hey horses for courses. by bellis92 (Sat 28th Jan 2023 9:56pm)

  • Got the same issue with a wall repair - 5/8 have paid, factor asking for those who have paid to pay more to cover those who haven’t. As far as I’m aware; 1) will void building/contents insurance and 2) potentially breach mortgage conditions for those that are mortgaged (failing to keep building in adequate condition). Factors are useless and basically can’t be bothered chasing the non-payees. I will have to write to each property and then go down small claims route if the factor won’t help and some owners are trying to shirk responsibility.
