  • That is good to know because the top google results that came up is Darnley Garage and Househill Garage both behind Nia Roo. by bored8999 (Mon 25th Jul 2022 10:39am)
  • Sorry, do you know the name? I checked google maps and there seems to be 3/4 garages next to each other. by bored8999 (Mon 25th Jul 2022 11:09am)
  • DELETED The flat is near Tassie Street so I will be kinda right beside the high rise flats - Birness Drive. But thank you for the reply as it is great to hear about personal experience living in the area. by bored8999 (Thu 8th Dec 2022 8:50pm)
  • Where is this? by bored8999 (Sun 1st Jan 2023 8:59pm)
  • I remember it happening in Knightswood about a decade ago. I’d have assumed the local authority to check the surrounding areas! by bored8999 (Sun 1st Jan 2023 9:30pm)
  • I just read the effects and seems dangerous even with inhaling it! I am gutted because I really liked the area but if the chromium can affect and waft into the Oatlands area then I may need to reconsider putting an offer in and look to move elsewhere. I’m shocked people would still live near it (unless it might not pose such a risk surrounding Oatlands?). If it was EU funding it then it means it’ll never get cleaned up now. by bored8999 (Sun 16th Apr 2023 6:27pm)
  • The area is lovely and why I had initially wanted to put an offer but now I’m hesitant. I read it can cause cancer and asthma even with inhaling it. My concern is that I don’t know how wide of an exposure to an area the chromium would affect. But then again as you say if it was that dangerous surely people wouldn’t continue living there and Avant wouldn’t still be building more flats unless they went ahead since they got planning permission much earlier on. Seems rubbish you can’t grow your own fruit and veg if you wanted to. It also seems like issue won’t be fixed anytime soon if there is no funding. by bored8999 (Sun 16th Apr 2023 6:35pm)
  • Same as although you may need to take the car but it is super handy to get to places and close to supermarkets. Definitely safety and health of you and your family come first! That was one of my main concerns is negative equity given in this current housing market the house prices have gone sky high along with the interest rates I wouldn’t want to be trapped or go into negative equity. This seems to have been a known issue but was hushed hushed. I’m a bit shocked I had to dig deep into this Reddit to find out about this ongoing issue. I’d have thought online it would mention something on this. I think I’ll also have to think about moving elsewhere now. by bored8999 (Sun 16th Apr 2023 6:47pm)
  • Would the landowners be required to pay towards the funding or issues with disruption to their land? How wide of a radius does chromium exposure cover? A part of me was still holding onto hope it would be safe to live there because residents are still living in the estate and they’re building more flats as surely if it was so dangerous they’d evacuate the place. by bored8999 (Mon 17th Apr 2023 8:45am)
  • I had a browse through this subreddit and people recommend same solicitors but of course mixed reviews or some that were good have went downhill. I do get not to go for the cheapest but I’d like to hope there would be a decently priced one that isn’t overly expensive to use. It is difficult if they add the extra fees at the end because I’d be clueless even if I asked for a breakdown of all the fees and cost for each item. If you don’t mind me asking what was some hidden fees they asked for? by bored8999 (Sun 30th Apr 2023 8:44pm)
  • Those fees are crazy and things you’d expect to be included as part of their tasks! I think the company I had checked on trustpilot must have been the one you used. Makes sense they’re cheap for a reason with hidden costs. I was thinking higher end priced solicitors were a bit much but they all must be priced similar if some have hidden fees added. by bored8999 (Sun 30th Apr 2023 9:02pm)
  • Thanks! I did see them pop up often in this subreddit but they’re on the higher end of price which I get since they’re good. It is making me think there really aren’t any middle not too cheap or expensive priced solicitors by bored8999 (Sun 30th Apr 2023 9:00pm)
  • Sorry I can’t answer your question. But I’d be interested to know as well because I am looking at buying a flat and reading the home report the factor fees for all are £85-100 a month, these flats all do not have a lift which I agree is quite a lot. I’m wondering if this is the new norm price people are paying for factor fees. by bored8999 (Sun 11th Jun 2023 6:59pm)
  • I am in the exact same situation and I will be dropping down a LTV band to be able to offer anything above the home report value. by bored8999 (Sun 11th Jun 2023 7:20pm)
  • Trying to gauge how much I should offer/save up more, how much over the HR are flats going for in Shawlands? by bored8999 (Mon 19th Jun 2023 1:39pm)
  • I’ll need to rule out Shawlands then. I had saved extra so that I could afford 10% over the home report which would be 15-20K extra. 20% is a bit too much but I can see why it goes crazily over the home report. by bored8999 (Mon 19th Jun 2023 7:33pm)
  • From above comment mentioning Shawlands is starting to cool down, but not where I can put 10-15% over the HR value. Anywhere else nearish to Shawlands that isn’t as crazily competitive and over 10-15% HR value? It would be great to still be walking distance to Shawlands with cheaper flat prices. by bored8999 (Tue 1st Aug 2023 9:01pm)
  • Thanks for the suggestions. I’ve had a look on Rightmove and the flats on market seem to be a lot more expensive in HR value! by bored8999 (Wed 2nd Aug 2023 5:45pm)
  • I might need to look elsewhere and give up on the south side. I just have the fear with the current housing market but then again southside seems to hold its value so it shouldn’t be a concern. by bored8999 (Wed 2nd Aug 2023 6:19pm)
  • How much is the 10% amount? My max is 10k so I’d like to know if I have any chance of Shawlands. by bored8999 (Tue 8th Aug 2023 7:00pm)
  • I see all these articles and comments mentioning the housing market cooling but I have only seen it increasing so ever and people over bidding above the home report. I don’t see it cooling in the southside by bored8999 (Tue 8th Aug 2023 7:10pm)
  • I know this is an older post but I am looking to buy in the southside. How much did you get over your home report? by bored8999 (Tue 8th Aug 2023 8:19pm)
  • I know old post but interested to buy a flat in Shawlands. What amount is the 7%. The max I can go is 10K. by bored8999 (Tue 8th Aug 2023 8:28pm)
  • Thanks for the reply. I guess I should reconsider as it doesn’t seem like 10K over the home report will do. Market still mad even with the mortgage rate increase. by bored8999 (Tue 8th Aug 2023 9:03pm)
  • The home report must have jumped up so much that I’d think by that time people won’t over as ridiculously but who knows by bored8999 (Wed 9th Aug 2023 8:18pm)
  • If you don’t mind me asking what was the amount? Although better but still mad % to offer as I’ve seen some flats that’s 200-230K by bored8999 (Wed 9th Aug 2023 8:18pm)
  • Was he a FTB? One thing people fail to mention is in addition to saving up for a deposit you also have to have a second deposit for going over the HR value! by bored8999 (Wed 9th Aug 2023 8:29pm)
  • Are additional surveys to the home report common here? In England you’d be getting level 2 which is the equivalent to home report and for older houses a level 3 but it doesn’t seem so common up here. by bored8999 (Mon 16th Oct 2023 6:56pm)
  • Is that not quite risky for houses that are 90 plus years old? Do people just wait till after buying then do the checks? by bored8999 (Mon 16th Oct 2023 10:04pm)
  • FTB and the housing market isn’t great. I know it is winter when it is the least busy but it has been an awful year. I’ve been looking since the start of the year and nothing. This means any decent houses get snatched quickly. Not only do we need to try and save for a deposit but we also need a second deposit for offers over the HR value. At this point I am nearing giving up and wondering if I’ll ever be able to buy a place for myself lol. by bored8999 (Mon 11th Dec 2023 2:29pm)
