  • I park my bike sometimes, never had an issue - got a d-lock - these cant be cut with bolt cutters due to the lock being Hardened steel, you need an angle grinder to cut these off.   • The shopping centre is the worst, that's the first building that should be blown up. The original part of the shopping centre has more empty units than filled ones. Someone told me years ago that 3 different companies own different parts of the centre, if this is true, I believe that this is the reason why nothing gets done. I also hear that to rent a unit in the shopping centre costs more in rent than a unit in Glasgow City Centre, again, if this is true, its really unbelievable.   • Increase the rates to subsidised the losses of not renting out all the units? could be, but a vicious cycle like you side. I often wonder if there is some sort of tax reason on why companies allow retail units to lie empty for years at a time and not lower the rent just to get some income. The unit that stands out to me for this, is the old Tower Records unit in Glasgow at the 4 corners. After TR closed, it lay empty for years, at least 10+ yrs, until another entertainment shop opened up, lasted about 1yr, closed for yrs after that, then another entertainment shop opened and closed down about 10 yr ago and has laid empty since. Prime real estate in the middle (pretty much) of the town lying empty for years.   • God! factors! don't get me started on them, all of them are rip-off merchants. The monthly fee doesn't seem to cover anything, £50 to change a fucking light bulb, 20k quoted to cut the fucking grass, half-arse jobs done by cowboys. They do fuck all but at the same time want money for everything. I development that I've lived in for 14 years (bought flat) has had about 5 factors over the years, each one as unless as the next. has cost a small fortune over the years and very little improvement done in the development. However, after saying the above and my little rant, we have appointed a new factor at the start of the year, Homesbook - £65 p/m fee that covers everything, well, general maintenance (light blubs, cleaning etc), grass cutting, replacement of broken glass window (small stuff like that) they have done more in the last 5 months than the other factors have in the past 14 years. In the letter (PNC) they sent me, they advised if I wasn't driving the car I could pass over the driver's details - They also supplied about 4 photos of my car in the PNC and you could see someone inside my car as well, couldn't see the face of the person, so it could have been anyone LOL. They also advised that there are signs everywhere about parking charges etc. I put in my appeal that I couldn't remember who was driving my car at that specific time. and if you could supply some photos of the driver so I could identify him, I would pass over his information. Also asked them to supply me with some photos (from the day in question) about these signs they advised are around the car park.   • Good, I live in Cumbernauld and it's an eyesore, its embarrassing that anyoneould think its a good idea not to knock it down. Theres more empty units than used units, even RS McColl closed down and that was there for at least 30 years. But no doubt the council will find a way to fuck it up. Self-factoring is a lot of work or could be depending on the amount of work needing to be done and then you need to worry about other flats not paying their fair share. If self factoring I would want at least 3 different quotes for each job, regardless on how little it was. Factors, in general, are fucking useless, in the development that I live has had about 5 or so over the 15 + years that I've lived in the development, each one more useless than the one before. Factor are a poison chalice.   • Homesbook Factoring - My development is £65 p/m - I would think this would change from development to development. That £65 covers \*most\* things - cleaning, gardening, basic maintenance, replacing light blubs etc. So far they have rebuilt a bin shed that burned down and was out of use for at least 1 yr - the original factors we had when it burnt down didn't do anything. Rebuilt external steps (it was only 3 steps) again, these steps were blocked off under the old factor and wasn't useable for at least two yrs. Replaced a lot of the wooden slats in the development, whether it was other bins sheds, or walkways. Got a lot of the external lighting (or all of it) fixed - the external lighting wasnt working for yrs under the older factor/s - I was surprised they were still drawing power. Painted internal stairwell in my block - not sure about other blocks. They did most of the things above within a couple of weeks/month of becoming your factor. There is a lot more they have done, little by little the development is getting and looking better. Its ongoing work in my development - it's was mismanaged for years by the factors we had before we got Homesbook in. The side of the flats facing the main road, not the motorway - were/are nice - nice red sandstone bricks. I watched a video on utube a couple of years ago showing the inside of the flats - the flat they showed had no floor boards and could see the living room in the flat below., not just a small hole to see down thru, actual no floorboards at all. The mindset of absentee landlords are/is - I don't give a fuck of the property I rent out is falling apart, as long as I get my money, and as long as my home/area is nice and well maintained. I remember some landlord from Aberdeen was renting out a flat in Glasgow and put a money timer thingy on the shower so the tenants had to put in 20p to get15mins worth of water (or whatever length of time it was).
