  • I couldn’t agree more. In fact on the odd occasion I’ve spoken up to folk who make sectarian statements or shout abuse on subreddits or on twitter, I’ve been absolutely hounded from this section of the supporter base.   • Nah, the building has been designed to maintain a standard temperature across the office. The windows are treated to control ambient temperature.   • That’s a fair point actually. However that’s something that’s not actually caused by the large windows though, rather it’s what concentrated sunlight does to metal or plastic over time.   • Hi my partner and I are in a similar boat. Top floor tenement, moving a galley bathroom internally, knocking a hole through a wall (and also moving a kitchen). Rough guide as follows based on our research: As mentioned previously, you absolutely need to speak to Building control [contactable here. ](https://www.glasgow.gov.uk/index.aspx?articleid=17319) You’ll need to submit basic drawings of the alterations you want to make for their approval. There’s an admin fee of approx £120 for this. You’ll also need to pay someone to do the drawings most likely. You need to find a structural engineer to advise on any work to walls. In a tenement flat, internal walls tend to be single leaf of brick and every wall tends to run the full height of the building so knocking holes on the GF can have serious repercussions to neighbours above. I’d budget between £600-800 for an SE to advise, design any steelwork required and provide you with an SEC certificate (which you’ll need to be granted approval by building control). Budget another 2k approx for the actual work to change the wall etc. If you’re moving the bathroom, you’ll need to review where your soil vent pipe and waste water drainage exits the building. You might get lucky in your new bathroom placement but chances are by extending the distance between this exit and your bathroom, you won’t have sufficient depth under your floor to meet the required “drainage falls” - this could either mean you having to raise your bathroom floor or re-route your pipe work altogether. Budget at least another 2k for this process. Probably another £500 for extract air services and potentially £100-200 for new lighting. Depending on gas pipe and electric wiring in the flat, you could be looking at 1000-2000 each to upgrade/re-do these services (we’ve been quoted around £1500 for a new boiler installation). Re-plastering after the work looks to be around £300-500 per room based on sqm sizes. Painting you can do yourself but otherwise is £150-300 a room in my experience. These figures are all obviously before you purchase a new bathroom suite etc itself so add on top whatever you have in mind. We’re budgeting approx £25k for everything all together but you might be more like £15-20k absolute worst case scenario. If you take on the work yourself, you could maybe bring this down nearer to £10k Happy to provide any more info via a dm if it would help :) I work as an architect so might be able to at least steer you in the right sort of direction!   • I grew up as a rangers fan, have stuck by them through the last difficult decade but after living in Glasgow for the last 5 years being continually associated to sectarianism and thuggery, this feels like the final straw for me. I cannot condone being associated to these idiots any longer. Take your pick from the sectarian chanting, the rioting, the needless anti social behaviour, the state they left George Square in for the 2nd time in a month, to the compete disregard for covid, jeopardising the rest of our’s safe passage out of lockdown and seeing our families and friends again, as the final thing that broke the proverbial camel’s back.   • You’re right that the design cues were taken from it but it’s execution leaves a lot to be desired. Looks shiny and fine now but give it ten years and the joyful geometry of the People Make Glasgow building will still shine whilst this will fade to the mediocre background of the city. Poor detailing, poor material choice and facade articulation that would make a grownup cry. There was potential here to have a really nice addition beside the original tower and the wonderful city of glasgow college building just up the road.   • I was once shown around the big dilapidated sheds beside Scotland street school and was surprised to learn the owner let graffiti artists practice on that building while it was sitting unused / undeveloped. Some really cool murals covering swathes of wall inside and out. This was 6-7 years ago though so not sure if this carried on for long or indeed still does.   • One of our fav trips is a road trip to Inveraray for lunch (wee restaurant in town does a massive fish and chips and some good cakes), wander about the castle, then drive down to Benmore Botanical Garden (nice drive) and wander up the hill for a chill with some great views. Finish up with a mosey down to Rothesay, ferry back across to Wemyss Bay and either an ice cream at nardinis in Largs or (if you haven’t already had one in Inveraray), fish and chips on the promenade. All in it’s a day’s jaunt at a leisurely pace, with enough to do or not do that you can pick and choose without feeling like you’re racing or bored. by jerrysprinkles (Sun 22nd Jan 2023 4:12pm)
  • Speaking as an architect, the problem is there is zero financial clout in the public sector to realise even the most mediocre of urban design aspiration (as evidenced by the turgid reality of the Avenues Project), let alone lofty ideas like this. Look at the major developments happening across the city in recent years - glasgow university, Barclays campus, glasgow harbour, the candleriggs quarter currently - all (maybe with the exception of the laurieston development) have been developer led, commercial projects. There simply isn’t a commercially attractive reality for private investors to jump on board with something like this - unless significant adjacent development potential could be opened up in tandem. Unfortunately, until this changes (or substantial public sector cash becomes available), projects like the above will remain pipe dreams.   • I worked with a charity who led innovative ways to plant trees in cities. In glasgow we’ve got sites across the city, glasgow green, govan, maxwell park, easterhouse to name a few. These [Wee Forests](https://www.nature.scot/climate-change/nature-based-solutions/wee-forests-part-tinyforest-global-family) are suitable for tiny (clues in the name) patches of land such as roundabouts and grass verges and are designed to get school kids and families involved in nature and the environments. Costs approx £25k per site but this can be matched/subsidised by community funding, government grants, corporate sponsorships, and charitable donations which brings the price way down.   • If it’s a top floor flat, chances are whichever wall they’re taking down is non-load bearing (the roof will be supported off the main external walls). That said, they will need a structural engineer to review and complete an SER certificate which the local authority will need to sign off the work and allow habitation. You should be able to check/track local authority applications via the [public access glasgow website](https://publicaccess.glasgow.gov.uk/online-applications/search.do?action=simple&searchType=ScottishBuildingWarrant).   • The big problem here is not the quality of St Enoch as a shopping centre, or even the recent investment it’s has seen, it’s the wound the building and its surrounding’s have done to the surrounding streets, businesses and neighbourhoods. Glasgow has suffered horrendously since the 60’s from terrible construction decisions - of which St Enoch is one. Take a wander around it and you have a) a huge polluted surface car park to the east, b) an impenetrable service road facing the river to the south, c) an under-used and soulless public square to the west and d) active competition for shops along argyle street, sucking the life from these shops to the north. This is a building which takes up nearly a quarter of the city centre but gives very little of substance back. It’s a building that was designed for people to drive to, function for their singular need, and then drive away from again. The only way for the city centre to truly thrive and for us to see actual improvement in the look of the place, including safety at all hours, healthier spaces with more trees, plants, greenery etc and actual genuine investment in public infrastructure, with nicer places to eat, drink and be entertained, is to encourage relics like St Enoch to be reorientated to better uses. These have to include residential neighbourhoods that bring more people to the centre of town at all hours or the day (not just office workers, shoppers or night outers), with walkable streets devoid of cars (but allowing for some public and personal transport) in addition to greater diversification of street level amenities. I don’t think the centre should be knocked down - so much embodied carbon to open that can of worms - but it absolutely has to be forced to better serve the needs and wants of our city going forward to unlock the potential our city centre has. by jerrysprinkles (Sat 27th May 2023 12:04am)

  • My partner and I (at the time we were 27) bought before the pandemic, with some help from her mum, my dad and a fuck tonne of scrimping and saving. We also got incredibly lucky in the haystack that is the market - bought at 147k with a 10% deposit for a 2 bed in Battlefield. We were renting at £500pm for a 1 bed flat in shawlands before and our mortgage is Approx £550 since. In the 4 years past we’ve seen the price of rent increases and as it has has absolutely boggled our brains. We have friends renting at close to £1000pm in flats whose condition is appalling and we feel helpless for them. The only advice we can give to anyone looking is that the southside, once you get out past sort of the Cathcart radius, has been relatively untouched by the creeping gentrification and still seems relatively affordable. Aim for anything on the Newton or Neilston train lines as these are super regular and at most a 20 min hop into the city. And, as a regular city cyclist, I've taken it upon myself to let my frustration out at every single one of them who wears black clothing with no lights and cycles dangerously at night. Cycling in Glasgow is slowly but surely gaining a good following and a positive rep, with better infrastructure becoming commonplace. I'll be fucked if these idiots give the rest of us a) a bad name or b) god forbid, get themselves hurt and negatively impact the cycling conversation due to their reckless, dangerous antics.   • Not trying to let the council off the hook but that cardboard can be brought to the tip yourselves. Pack it down and even stick it in the appropriate bin. That’s not the bin men’s job. In fact it could be a reason why they haven’t lifted it. A bin store will have different types of bin in a new build flatted block. If the council guys can’t get access to each then I’m not surprised they haven’t collected any.
