  • Honest question to those that use a financial advisor. Is it worth it for them just choosing where to put your money? I can't see these guys dealing with the average punters pension *knowing* where's best to invest. I'm happy just putting it in a broad based index fund for now and then maybe in a tailored "years until retirement" fund if I start feeling a bit risk adverse. by Fktifano (Fri 20th May 2022 8:27am)

Fuck all will happen. I think the only risk is if they can see you watching TV from outside. https://youtu.be/hxvbaC8Kgjo this guy does a few videos about TV licence and it gave me the confidence just to cancel it. Just get on their website and find where you can declare you're not watching TV. It's quite hidden but I've not even had any letters since canceling. • u/ultrafud is running the risk of sounding like a fud but he's right. Not saying OP is a scammer, but scammers run these kind of posts all the time on Reddit. They'll never directly ask for money but make it clear they are dealing with a difficult situation and don't have the funds to help themselves. >usually beggars would make an attempt to you know, beg? They don't. u/maverickmeerkatuk I feel for you if you're truly having a tough time and need help. • What kind of phone have you got? To be honest you could start a youtube channel just from your phone camera. Though I'd suggest using a mic to improve your sound quality. Something like [this](https://www.amazon.co.uk/Microphone-Professional-Omnidirectional-Recording-Conference/dp/B073GJQKL1) or any wired headphones with mic could do. I'd definitely be interested in watching. Please post here when you've got something out. by Fktifano (Tue 5th Jul 2022 7:10pm)
  • iPhone 12 will be fine. Doesn't even need to be on contract. Do all your uploading on WiFi. I'd also recommend some kind of [tripod](https://amzn.eu/d/34NollL). I don't have any experience but plenty of people just dive in and get better as they go. If you've got something to say, friends to interview places to show. You can generate some good content I reckon. Do you watch much YouTube? Have a look at other people's vlogs. You'll be surprised how good they can be with the basic equipment. You could pick up some good tips from them. by Fktifano (Wed 6th Jul 2022 10:16am)

  • Aye, it's shit but you've just got to be confident you'd be happy in the property for 5-10 years and afford the mortgage even if the interest rate goes to 10%. Imo. Everyone is scared about negative equity when buying, especially their first. But there isn't much you can do about it. by Fktifano (Wed 6th Jul 2022 10:51am)
  • It's a gamble, but you'll always get notice for inspections. Even if they find out it won't be the case of being kicked out straight away. You could drag out the move for months. I'm no expert of course so take my advice with some doubt. Even if it pisses off the landlord they probably wouldn't want to go down the eviction route. Inspections aren't common either. I rented for about 6-7 years until about 10 years ago and never got one inspection. If I were in your situation I wouldn't have a problem having a pet on the sly. by Fktifano (Wed 6th Jul 2022 11:07am)
  • No worries, I don't know what it's like in Denmark. But, if Scotland the laws are (mostly) in favour of the tenants. It's not easy for the landlord to kick you out. by Fktifano (Wed 6th Jul 2022 11:52am)

Its all about appeasing that 65+ vote and I doubt they are keen on changing drug policy status quo. I'm just confident if either LAB/CON/LIB could net gain votes by supporting cannabis legalisation they'd do it in a heartbeat. No one in politics really cares about cannabis I'm sure, it's not like its a radical idea, half the western world has legalised it. All they care about is voter numbers. by Fktifano (Thu 7th Jul 2022 4:26pm)

  • Some shite maths I've made up to try and understand a £2mil valuation for a property that a newsagents is run from. If the owner wants 10% return on the £2mil property, the newsagents pays £200k a year. If the newsagents wants to keep their rent about 20% Their turnover then they have to be bringing in £1mil a year. That's about £19k a week. Could a newsagents do that? by Fktifano (Fri 8th Jul 2022 10:17pm)

  • >And a 1 bedroom that costs 150k to buy would most definitely be rented out for more than £710 a month Not necessarily. Not much more anyway. My 2bed flat is probably worth £200k and in a reasonably desired area. I think it would rent for £900 at best. £710 p/m is just about 5.5% return p.a. which is reasonable. Your pushing it at 7-8% by Fktifano (Thu 4th Aug 2022 1:21am)

  • There is nothing stopping you requesting the letting agency to contact the owner to ask for improvements. But to be honest I wouldn't want to do that myself. At £350 a month I doubt they'll want to improve on the property. I'd half be concerned the owner doesn't realise how little the rent is somehow! On another (possibility) inappropriate suggestion; I'd be semi planning my exit strategy from that place. Unfortunately that £350 rent surely can't last forever. by Fktifano (Sat 27th Aug 2022 9:09pm)
  • Sorry, what part of my advice do you think is not great? For clarity, I'm not saying they should move now. Just saying planning what you'll do in anticipation of a rent hike might be a good idea. Be it *try* to put some money aside or whatever. by Fktifano (Sat 27th Aug 2022 9:39pm)
  • Well, getting the £20 knocked off would assure me somewhat that they might not be interested in hiking the rent. Best of luck mate. by Fktifano (Sat 27th Aug 2022 9:42pm)
  • Win/win situation there. The landlord probably doesn't want the hassle that putting the rent up could cause. Especially if they're happy with you. Might even be open to making some improvement in order to keep you there... Could even express you're happy to oversee any of the work and don't mind being in when the work is being done. • Plumbers can have issues that take 2+ days to resolve. by Fktifano (Sun 16th Oct 2022 10:32am)
  • I'm not a lawyer. These things happen. They can happen in your property if you own it. I think the wording in the law is the land lord has to act on the issues within a reasonable time. To be fair, the time to get the plumber out is probably considered reasonable. Being it's all water to the building you might be able to calm 96hrs of rent from them. Although, if they weren't to agree you'd have to escalate it which would be up to you if you want the hassle. by Fktifano (Sun 16th Oct 2022 10:29am)
  • Was there a flood? That's great if you can get the rent back. It doesn't matter if you or I think the 96hrs was 'reasonable' or not. That's a decision for the court if it goes that far. I suspect they'd say it is. Though, if you can get your rent back it's not a concern. by Fktifano (Sun 16th Oct 2022 12:46pm)
  • You're best to speak to [Shelter ](https://scotland.shelter.org.uk/) to know your rights and the landlords responsibilities. I know it's a shitty situation, but it has been rectified. I don't think you'll get any more than your rent back for the 96hr. Even if that. Keep in mind it sounds like they got a plumber there within 12hrs and you don't even know what the issue was. There could be a legitimate reason they couldn't fix it until they did. A flooded basement isn't usually indicative of a quick fix. Good luck, I'd just manage your expectations. by Fktifano (Sun 16th Oct 2022 1:07pm)
  • If you still don't have water I'd definitely consider contacting Shelter. There might not be any requirements to do "regular checks on the piping" and even if there is and if they do them - failures are unavoidable sometimes. by Fktifano (Sun 16th Oct 2022 1:20pm)

  • Ah yeah. That's still ridiculous. There are plenty of times factors go forward with works on a majority basis. 7 outta 8 for example with all the tenement addresses. To lose a quote on £82 and 14/15 is idiotic. by Fktifano (Wed 19th Oct 2022 8:38pm)

  • Including your building insurance that's probably not bad. by Fktifano (Thu 27th Oct 2022 1:11pm)
  • What else do you want? You pay fees even if they do nothing. I just checked mine for a tenement block of 8. My building insurance is £490 for the year and I pay the factors £35 in fees a quarter. So say bare minimum would be £157.50 per quarter. Although we do have regular star cleaning and garden maintenance which adds to the bill. But that's not included in the £35 fee. by Fktifano (Thu 27th Oct 2022 1:49pm)
  • That includes your building insurance surely? by Fktifano (Thu 27th Oct 2022 7:47pm)
  • £116 per month, just for fees? No garden maintenance, communal electricity or lift etc? by Fktifano (Thu 27th Oct 2022 8:15pm)
  • I'd seriously look into organising your building and finding another factor. That just sounds like extortion. Factor fees should be around £10pm in my experience. by Fktifano (Thu 27th Oct 2022 9:01pm)

That's a bit of a shite move if you wait until you move out and do that. Maybe evidence gather and then do something in agreement with your flatmate, when they move out. Transfer of Tickets 5.1 A Ticket may be transferred by the person who bought that Ticket to another person, but only if: >5.1.2 the journey has not begun (for example, if you intend to transfer a return Ticket you must not have used the outward portion of that return Ticket, or if you intend to transfer a Season Ticket you must not have used it for any journeys already); by Fktifano (Sun 18th Dec 2022 7:06am)

  • Yeah of course that's an option. You could just encourage them to be fiscally responsible and show you that they are saving for the future as a condition of staying in the house? If they aren't able to do that then saving for them via digs is definitely a good compromise. by Fktifano (Sun 5th Mar 2023 1:47pm)
  • DELETED That's not absolutely true. It might help some learn how to budget but it's not required for everyone. by Fktifano (Sun 5th Mar 2023 3:11pm)

  • I sometimes sleep in my office, which is my bedroom where my desk is. by Fktifano (Mon 10th Apr 2023 11:05am)
  • Designs will vary. But I'd say the majority of the time, where you have a small internal kitchen with no windows - it's in a space that used to be part living room part original kitchen. There will be a bedroom where the original kitchen was. Occupying a space that was recess between two rooms. Loads of two bed tenements where built as one bed. Compare the floorplan of [this](https://www.rightmove.co.uk/properties/132847355) two bed, to [this](https://www.rightmove.co.uk/properties/133426802) one bed. by Fktifano (Mon 10th Apr 2023 11:11am)
  • What do you mean? Edit: The second example is as it was built (I think) a builder could make the kitchen a second bedroom by clocking off the two recesses in the now living room and kitchen, knocking through the wall, putting a door to the new space from the hall and make it (albeit wonky) kitchen. by Fktifano (Mon 10th Apr 2023 1:36pm)

You're absolutely shafted if you need to find a new place to live, have dependants or probably solo income. Controversial opinion but full-time minimum wage is kinda doable in this city for many, thank god it's not lower than it is. The problem is there isn't much growth from there in a lot of positions.
