  • Looks like the land-owning class is really out in force downvoting this post and every comment. Since you're here, do you really think no landlord ever lies to their tenant? Or omits information or evades? Do landlords ever have to provide references from former tenants to prospective tenants? And don't you feel a little bit icky raising your prices to take advantage of people's desperation to find shelter? And before you say "that's not me, don't tar all landlords with the same brush," I feel the same way as a dog owner. I groom my dog regularly, I brush his teeth and cut his nails. I trained him from day one to not go on furniture and to sleep in a crate. I leave him in a crate with a camera and bark monitor on the very rare occasions I leave him alone. When I move out of a flat I deep-clean it, cleaning the walls and getting on my hands and knees to clean the baseboards. I have left every flat in better condition than it was rented to me in. So having landlords assume I will leave their flat dirty and smelly without even meeting me or my dog is no better than me assuming that every landlord is a greedy bloodsucker who thinks they are better than renters just by virtue of the fact that they have more money and property. by mytoiletstinks (Thu 30th Jun 2022 12:32pm)

  • We have references and a CV specifically for our dog from previous landlords, but landlords rule us out without even seeing them. This worked for us in the part and one of our previous landlords said that it was the adorable doggy CV that tipped them over the edge. But the market wasn't this competitive then.   • Oh, I know. It's just sort of funny that they're all on here downvoting the comments saying to lie or not mention about having a dog, meanwhile the agencies lie constantly, or don't mention things that would reduce the value of the flat, painting over black mould, leaky windows, etc. They clearly think that different standards should apply to tenants than to them. by mytoiletstinks (Thu 30th Jun 2022 3:18pm)

  • How is impossible to evict? I thought they could give you 28 days notice if you are violating your tenancy agreement. I hope this is true!   • The last place I lived was next door to a toddler, and I guarantee you my dog makes significantly less noise than a toddler, less noise than students who have friends over, and less noise than someone with a guitar playing Despacito.   • I don't think they can legally take an extra deposit because of the deposit cap in the 2019 Tenant Fees Act, they can't charge more than 5 weeks rent as a deposit, and pet deposits are specifically disallowed.   • Right now you'd be lucky to get a 2bed for £1500 in Battlefield if you have a dog! I'm starting to realise that my previous approach, which was very similar to yours, of being totally up front about our small, well-behaved dog, doggy CV with references from prior landlords for the dog, and emphasising the fact that we are incredible responsible tenants, will not work in this feeding frenzy of a market.   • This sounds like a landlord class fever dream. How would the landlord be able to keep the deposit for if there's no damage? Or are you suggesting the landlord would illegally keep it?   • I'm looking at a top-floor flat that has already reduced asking price -- it seems to have a high relative market value. I'm mainly concerned with the roof and have read it's good to get a second opinion on that.   • Thanks, this is really helpful. I'm nervous because I feel like the reason I am looking now, as opposed to a year from now, is because we can't find a rental with a dog. So that part makes me nervous. But I love the flat, it has a great EPC rating, and it's a 3rd floor walk-up so my parents and in-laws can never visit.   • Made an offer on a flat to the owner, she accepted it, my solicitor made a formal offer to the agent, who also accepted it and said they would mark it as "under offer" on their site, but a few hours later they got a better offer and then tried to get me to increase my offer. I did, by a tiny amount, but the agent has not marked the flat as "under offer" on the agency website, so it seems clear to me they are still taking offers.   • I'm a renter in my 40s who is about to buy for the first time, without family help, but I have been saving for 15+ years with this in mind. Honestly, a lot of having savings is just luck -- luck in having parents who saved and passed on the habit, luck in getting the right job early on, luck in not having any catastrophes in your family that drain your savings.   • Not sure if it's a defect yet -- flat being sold without a parking space but title says there is one. So probably it's a parking space the seller doesn't know about, but slight chance the title is incorrect.   • Title states it has exclusive use of a car parking space, specific space is not listed, and none of the plans include parking. The current owner has been there 5 years and was not told about it when they bought the flat, and never looked at the title so still has no idea about it.   • There's a schedule in the title deed that lists each flat, square meters, what percentage of the common charges they are responsible for, as well as any exclusive rights the flat has, and some of them have exclusive right to a parking space. The complex does have a private car park, but it's not mapped on the plans. Section A doesn't mention parking but says flat includes exclusive rights listed on the Schedule. So I think there is a parking space for this flat, but the current owner doesn't know about it. How would I see other titles in the block? by mytoiletstinks (Thu 25th Aug 2022 8:24pm)

I just looked up one that I know definitely has a parking space, and this one has "with the exclusive right of use of the car parking space tinted brown on the said plan" and then on the plan there is a brown spot marked. On the one for "my" flat, it does not say this and there is no brown spot marked. So it seems that there isn't a parking space for this flat, even though it has "exclusive right of a car parking space" listed in the schedule.   • I guess my question is can the sale still proceed if the deed is defective? My understanding is if I bring it up with my solicitor they are required to act on it, so I need to decide if I want to do that, or sort the issue after I buy the flat.   • I've got a dog who can't handle being left along for very long. I'm working on getting him more used to it, because I'd love to work at a library. I'm also moving start of November to an energy-efficient flat, so I just need to get through the next month.   • Thanks, I think this is a really good point. Her expectations are unrealistic, and she has certainly made it seem to me that she cannot continue without assistance. We've only been here a few months, so I've talked to one of the other neighbours and will talk to another today to try and understand the situation better, but I think getting social services involved is the best bet. The neighbour I spoke to did say that she thought the woman was exaggerating to get me to do things for her, and that she has refused help from social services before, but I think it's worth filing another report. by mytoiletstinks (Wed 28th Sep 2022 9:35am)

She is very manipulative and the more I think about it, the more I am coming to understand that the help that her neighbours (including us) have been giving her is enabling her to stay in this situation. I talked to another neighbour today who said she won't go to the GP, which explains why she's having us pick up boxes and boxes of ibuprofen for her.   • You can get an appointment date two weeks out, and then call every day to see if there's a cancellation. Or, if you tell them it's urgent, they may be able to see you same day or prescribe something over the phone.   • Thanks very much for taking the time to explain it to me. Does that mean BT won't be getting full fibre? On their site it looks like they offer it, just not to my postcode. So what network are they using? At the moment the flat I'm in is supplied with BT, and if I sign up with BT there will be no break in service. I've provisionally signed up with TalkTalk, but the comments here about how terrible they are have made me nervous. Vodaphone is an option but I'll have a week break in service (I work from home so this is an issue, but one I can suffer through if it's worth it).
